
Located in a truly central neighbourhood, just east of the Don Valley Parkway, south of Lawrence Ave East, and north of Eglinton Ave East, lies Victoria Village.
Victoria Village is a hidden gem that often goes under the radar because, while close to major amenities and arteries, it is an adjacent community with a quiet pocket of mostly mid-century homes. When I bring clients to this neighbourhood, they’re pleasantly surprised at the quality of homes they get for the money compared to other high-profile neighbourhoods.
Here are five reasons why you should consider putting Victoria Village on your shortlist
1) Location, Location, Location
You can get anywhere in Toronto very easily from Victoria Village. You can drive downtown in 15 minutes as you’re right on the DVP. If you’re going into Midtown and want to take the Eglinton LRT, it’s 15 minutes. You want to hit the Shops of Don Mills, you are 10 minutes away. If you need a big box store, head 10 minutes east into Scarborough for a variety of options. My clients are usually surprised by how convenient Victoria Village is. Victoria Village appeals to families, downsizers, and first-time buyers.

2) It’s More Affordable Than You’d Expect
Victoria Village offers a wide variety of home types. This neighbourhood features a plethora of detached bungalows that appeal to both downsizers and move-up buyers seeking to add value to their property. These midcentury bungalows are often on generous lots, and some even back onto ravines. All at a fraction of what you’d pay in other in-demand neighbourhoods like Leaside.
As a mid-century haven, you will also find an abundance of side splits and back splits, as well. Want a large 2-storey home? Victoria Village has you covered. Like many other neighborhoods infilling has created opportunities to buy newly constructed or renovated homes on good-sized lots. All at a discount from even neighbouring areas like Don Mills.
Condo options in Victoria Village tend to cluster in the western end, closer to the Don Valley and nearby amenities and transportation hubs like the Eglinton Crosstown LRT. Condo options here, such as single-family homes, are more economical than in neighbouring areas and offer ample space, excellent floor plans, and amenities.
Victoria Village has long-term upside and offers great value across all home types.
3) The Community Vibe is Unbeatable
There’s a great mix of growing families and original homeowners from the 1950’s. I also see a generation of newly retired people making Victoria Village home because they love the community environment. Stability is a great way to describe the community feel you get in Victoria Village. There’s a direct correlation between stability and long-term growth in home values. Turnover is a common question I get from buyers when discussing neighbourhoods, and Victoria Village’s turnover is very low. In fact, many of the sales in the area are from homeowners who were able to age in place and live in their homes, raising a family, until they passed away or could no longer live independently.
If you take a walk around the community, one of the first things you will notice is that the people who live here are friendly. They will say “Hi”, and if they don’t recognize you, they might ask, “Did you just move into the area?” It not only demonstrates how welcoming they are, but also shows that they care about who is in the community. It’s also one of the safest neighbourhoods in Toronto. The crime rate in Victoria Village is roughly 20% less than the Toronto average.
My own grandparents lived in this community since the 1950’s and lived here into their 90’s. This is a community where neighbours look out for one another. As my grandparents aged, neighbours would stop by for visits, bring meals, and keep an eye on the property. This was not a nameless, faceless place, but a real shared sense of community like a small town in a big city. Everyone on the street knows each other and helps each other out.
4) You’ve Got All The Amenities At Your Front Door
Living in Victoria Village means you are central to everything you need. Grocery stores, banks, medical buildings, parks, and transit are all within very close reach. If you have kids, schools are within walking distance. Now that the Crosstown Eglinton LRT is operational, Victoria Village is an even more attractive destination, which will fuel future home price growth. TTC buses transect this community through Sloane Avenue to the Eglinton line.
Are you looking to get the kids out to play? Then look no further than Wigmore Park, which is currently being expanded into an even better playground and splashpad! If you like getting outside and going for a walk with a friend, or maybe walking your dog, definitely check out the East Don Trail.
Victoria Village has good food options. If you like Japanese, Thai, or Middle Eastern cuisine, there are multiple options within walking distance. In fact, we often drive up to Victoria Village from The Beaches to enjoy some of the neighbourhood restaurants. Hidden in the industrial section just south of Eglinton is Circle’s and Square’s bakery. It’s always hopping and a local favourite.
If you have kids and want them to stay active, Victoria Village Arena/Community Centre is a great place for them to get involved. They offer hockey, public skating, and there’s also an indoor basketball court. If you’re an adult or over 60, Pickleball is offered in the gym, along with basketball, as part of the activities. It’s run by the city, and it’s a favourite of the community. The facility is well-managed and clean. It also has plenty of parking if you decide to drive there.
Lifestyle is a major factor in choosing where to live. Whether you’re a young family, living multi-generationally, or are a downsizer. Our time is precious, and with the busy lives we lead, living in a walkable community and having convenient amenities positively impact resale home values.

Toronto’s east side is gaining attention because it’s more affordable than nearby areas like Leaside or Don Mills. Being on a major transit corridor will continue to make Victoria Village more attractive to more people. With continued growth along Eglinton Ave, the area will benefit from nearby densification and infrastructure, making owning real estate in Victoria Village a great investment.
